The data indicates short sales and foreclosure-related sales—which includes sales to third-party buyers at foreclosure auction and sales of REOs—accounted for a combined 16.2% of all U.S. residential sales last year. It may surprise some to know that’s up slightly from both the previous two years.More than 256,000 short sales were completed in 2013 and while the short sale percentage was up from 2012, it slipped slightly compared to 2011. REO sales totaled more than 436,000 last year, with that share up from both the previous two years. Properties sold to third parties at foreclosure auction also rose, as did all-cash purchases, which ended the year at 29.1% of all U.S. residential sales after trending higher in the second half of the year. We reported yesterday that sales of mortgage servicing rights were on the rise, with two portfolios for Fannie Mae and Ginnie Mae loans currently up for bid. Wells Fargo later announced that it has a buyer for 2% of its total residential servicing portfolio. The bank says it is selling MSRs to $39 billion in loans to Ocwen’s servicing arm. The deal is expected to close by the end of this year. Foreclosure filings, which include default notices, scheduled auctions, and bank repossessions, were down 26 percent year-over-year in May to the lowest level since December 2006.The report found that one in every 1,199 U.S. housing units had a foreclosure filing during the month.However, individual states saw monthly increases despite the overall national decline. Statewide, 21 states posted monthly increases in overall activity, with 11 states posting annual increases in foreclosure activity.”It’s not surprising that some of the states with the longest foreclosure timelines are those with markets still dealing with increasing foreclosure activity even as the country as a whole continues to hit new lows,” said Daren Blomquist, VP at RealtyTrac. “On the other hand, the increase in bank repossessions in some states with shorter foreclosure timelines like California and Oregon demonstrates there is still some pent-up foreclosure activity in those states as well.”Bank repossessions also fell in May, hitting the lowest level seen since July 2007—an 82-month low. Lenders repossessed 28,373 U.S. properties in May, down 6 percent month-over-month and down 27 percent yearly.REO’s increased from the previous month in 25 states, including New York (117 percent), New Jersey (96 percent), Connecticut (85 percent), Maryland (40 percent), and Oregon (29 percent).Auctions fell as well, with RealtyTrac reporting that foreclosure auctions were scheduled for 47,085 U.S. properties in May, down 4 percent from April and down 22 percent from May 2013. Foreclosure auctions were at their lowest level since December 2006—an 89-month low.Auctions had a similar trend as REO properties, increasing from the previous month in 27 states. Auctions saw the largest gains in Utah (199 percent), Oregon (157 percent), New Jersey (70 percent), and Massachusetts (43 percent).Foreclosure starts declined in May as well, down 10 percent from the previous month and down 32 percent year-over-year to the lowest level since December 2005—a 101-month low. Foreclosure starts increased in 17 states, including Massachusetts (178 percent), Indiana (67 percent), Delaware (26 percent), New Jersey (15 percent), and New York (14 percent). And according to a recent study, most of these professionals overwhelmingly put their trust in steel.The study by Door and Window Guard Systems (DAWGS) found that property professionals tend to agree with the firm’s own faith in the benefits of steel over alternative materials when it comes to securing vacant property. According to the survey, nearly 86 percent of respondents said they prefer a steel board-up to wood or clear plastic—each of which was favored by exactly 7.14 percent.”The survey validated much of what we have been promoting about the benefits of steel for strength, security, and accessibility to vacant property,” the report stated. “The survey also allowed us to gain insight into the vacant property security concerns unique to each stakeholder.”Though most property professionals agreed on the best choice of security material, the security issues agents, owners, and investors were most concerned about varied.Real estate agents’ top concern was safety when showing a property, according to the study. For rehabbers, the main concern was theft of materials or tools from the job site. Meanwhile, investors and asset managers were concerned about liability in the event of fire or a crime at the property.Overall, liability was the largest concern. Three-quarters of respondents cited it as a major worry. In general, 68 percent said theft of materials was a big concern, while 71 percent cited specifically the theft of copper wiring as the main worry on vacant property sites.About the same number of respondents said they were concerned with squatters and drug users on site. Meanwhile, 57 percent said they worried about the safety of agents showing a property. Half the respondents cited image-oriented issues—the worry about how a foreclosed property is perceived in value and the desirability of letting passers-by be able to look inside, something they are unable to do through steel, the report found. On a year-over-year basis, the market gained $1.9 trillion in value over 2017.Of all the markets across the country, one state accounted for nearly one-third of the value gained during the nationwide housing recovery—California. The report indicated that the housing market in the Golden State grew by $3.7 trillion since early 2012, making it the only state that gained more than $1 trillion in value since the market fell.Despite coming in a close second in terms of dollar contribution to the national housing recovery (a contribution of $937.9 billion, or 8.6 percent of the overall recovery), “the total value of all the homes in Florida is still $263.9 billion below its peak level,” the study indicated.”Seen from the rearview mirror, 2018 was a year of unusually strong, stable home value growth across the country,” said Aaron Terrazas, Senior Economist Zillow. “But cracks in the foundation are clearly starting to emerge. During the second half of the year, appreciation slowed sharply in the priciest corners of the country while it picked up in affordable hotspots. Periods of stability often precede periods of instability, and the outlook for 2019 is certainly both cloudier and blurrier than the outlook a year ago.”Breaking down the growth in home values even further, the study stated that the New York/New Jersey area was the single most valuable metro worth $3 trillion, or 9.1 percent of the national housing market. first_img Google+ Almost €24 million paid out to community organisations in Donegal By admin – October 23, 2015 Dail hears questions over design, funding and operation of Mica redress scheme Twitter Ninety four community organisations and childcare providers across County Donegal shared in more than €23.7 million in grants administered by Pobal on behalf of Government, the EU and other bodies according to a new report.Pobal’s annual report launched this week by Minister Anne Phelan TD outlines how total funding of nearly 340 million euro was allocated on projects across the country.The funding provided additional supports to enhance social inclusion and equality for those individuals, groups and communities most marginalised.In Donegal, the report shows that over €8 million was spent on the Rural Social Scheme which enables low income farmers and fishing families to engage in part-time work; more than €7.7 million was allocated to the county under the Tús programme; an initiative which provides long term unemployed with a 12 month work placement while Donegal workers were paid almost €3 million in wages under the Community Service Programme.
